Property Taxes in Winnemucca and Humboldt County, NV: What Homebuyers Should Know

by Waylon Huber

Facts checked against Nevada statutes and Humboldt County and State of Nevada websites on October 21, 2026 (sources at the bottom). This is general information, not tax or legal advice. For a specific parcel, call the Humboldt County Assessor or Treasurer.

Buyers moving to Winnemucca often ask the same question: what will my property taxes look like, and can they jump after I buy? Nevada has a few rules that make the answer more predictable than in many states. Here's how it works in Humboldt County.

1. How the bill is figured

Humboldt County's Treasurer explains the math in three steps:

  1. The Assessor sets the taxable value of the land and buildings.
  2. Assessed value is 35% of taxable value.
  3. The assessed value is multiplied by the tax rate for your tax district.

The county's own example: a taxable value of $100,000 gives an assessed value of $35,000. At a sample rate of $3.2716 per $100 of assessed value, the bill is $1,110.06, before any exemptions or abatements.

Your district matters. Every parcel pays county and state levies, and property inside Winnemucca city limits also pays a City of Winnemucca levy (0.9700 per $100 on the county's published rate list). Rural parcels pay a fire-district levy that ranges from 0.0290 (Golconda Fire) to 0.4655 (McDermitt Fire). So two homes with the same value can have different bills depending on where they sit.

2. Nevada's 3% cap for a primary residence

Under NRS 361.4723, the owner of a single-family home that is their primary residence gets a partial abatement: the tax bill generally can't rise more than 3% over the prior year's bill. For most other property, including non-residential property, the cap is up to 8% (NRS 361.4722). Qualifying residential rental property can also get the 3% cap (NRS 361.4724).

A few details buyers should know:

  • It caps the tax, not the value. The Humboldt County Assessor's FAQ notes that if a property's value rises 15% in one year, the taxes can keep rising 3% a year until the full increase is captured.
  • New construction and changes in use fall outside the cap. An addition, a new garage, or a change in how the property is used is figured separately (NRS 361.4723; Humboldt County Assessor FAQ).
  • Brand-new property gets no abatement in its first year (Humboldt County Tax Rates notice).
  • A home business or a family trust doesn't disqualify you. NRS 361.4723 says running a home business from part of the residence, or holding title in a trust for estate planning, doesn't make an owner-occupant ineligible.

3. Claim it when you buy

The primary-residence abatement is claimed on a form from the county assessor, signed by the owner, stating the home is a single-family residence, is your primary residence in Nevada, and isn't rented out (NAC 361.606). On Nevada's Declaration of Value form, filed when a deed is recorded, there's a line for the abatement under NRS 361.4723 and 361.4724 where you mark "Owner Occupied" or "Residential Rental Dwelling."

If you're buying a home to live in, make sure that box is marked correctly at closing, and call the Assessor if you're not sure your abatement is on file.

4. When taxes are due in Humboldt County

Nevada's property tax year runs July 1 to June 30. Under NRS 361.483, taxes are due the third Monday of August, and if the bill is over $100 you can pay in four installments. Humboldt County's 2026-2027 dates:

Installment Due Last day without penalty
1st August 17, 2026 August 27, 2026
2nd October 5, 2026 October 15, 2026
3rd January 4, 2027 January 14, 2027
4th March 1, 2027 March 11, 2027

Miss an installment past the 10-day window and state law adds a 4% penalty, rising for additional missed installments (NRS 361.483).

5. Buying mid-year? Ask for a duplicate bill

Humboldt County mails tax bills only once a year. The Treasurer's Office says that if you buy property during the tax year, you're responsible for any taxes not paid as of the close of escrow, and new owners should call the Treasurer at (775) 623-6444 to request a duplicate bill. That also applies if you pay off a mortgage and your lender stops paying taxes for you.

6. Exemptions worth asking about

Nevada offers property tax exemptions for qualifying veterans, veterans with a service-connected disability and their surviving spouses, surviving spouses, and people who are blind (NRS 361.090, 361.091, 361.080, 361.085). Each requires an affidavit filed with the county assessor and Nevada residency. Ask the Assessor's Office which ones you may qualify for.
