1. Confirm what you are actually buying

Match the map to the ground: fences and roads do not always match the legal boundary. If two APNs are marketed as one “package,” treat them as two parcels until title says otherwise.

3. Utilities and services

Photos miss drainage, soft spots, trash dumps, and neighbor use. If you cannot visit, have your agent or a trusted local cover a look — and photograph what they see.
