Getting Your Winnemucca Home Ready to Sell: A Practical Prep List

Handle the small repairs first. Tighten loose handles and hinges, replace burned-out bulbs, fix leaky faucets and running toilets, patch nail holes and touch up scuffed paint, re-caulk tubs and sinks where it's cracked or discolored, and replace furnace filters and smoke detector batteries.

Before listing, check weather stripping and door sweeps, look over the roof and gutters, service the furnace or swamp cooler, and make sure exterior hose bibs and any well or septic components are in good working order. Declutter and depersonalize. Buyers need to see the space, not your stuff. Clear countertops, thin out closets, store extra furniture, and take down most family photos. A rented storage unit or a friend's garage for a few weeks can make a big difference in how rooms photograph.

Clean like it matters, because it does. A deep clean, including windows, baseboards, light fixtures, and carpets, is one of the best returns on time and money a seller can make. Don't forget the garage, the shop, and the yard.

Boost curb appeal. Mow, trim, pull weeds, and sweep walkways. Make sure the house numbers are easy to read and the porch light works. A clean front door and a simple doormat help the first impression.

Gather your paperwork early. Pull together receipts for major improvements, appliance manuals and warranties, utility history if you have it, HOA documents if they apply, and any permits for additions or remodels. Nevada sellers also complete a Seller's Real Property Disclosure, so start thinking now about anything you know about the home's condition.

Know what to skip. Big projects right before listing rarely pay for themselves. Before you pour money into new countertops or flooring, talk with a local agent about what buyers in your price range and area actually expect.
