A rent benchmark: HUD's FY2026 Fair Market Rent for Humboldt County is $1,312 a month for a 2-bedroom and $1,636 a month for a 3-bedroom. That figure includes utilities.

Questions to answer before you sign a lease or make an offer:

  2. How much can you put down?
  3. What matters most to you: a garage or shop, a yard, or an easy drive to the highway?

Low or no down payment options

  • VA home loans: VA says that in most cases its loan guaranty lets eligible borrowers buy with no down payment.
  • USDA Section 502 Guaranteed Loans: USDA says eligible buyers in eligible rural areas can get 100% financing. The home must be your primary residence, and household income can't be more than 115% of the area median. Check an address on USDA's eligibility map.

How far the mine sites are

  • Thacker Pass (Lithium Americas): about 60 miles north of Winnemucca. The company's newsletter says shift buses run between Winnemucca and the site.
  • Hycroft Mine: 54 miles west of Winnemucca, off Jungo Road.

What's being built (2026–2028)

According to Lithium Americas' published materials:

  • Thacker Pass is targeting mechanical completion in late 2027, with production ramping up through 2028. The company says building Phase 1 will take over 2,000 construction jobs.
  • A rail transload terminal just south of Winnemucca is expected to create about 100 construction jobs and roughly 50 permanent operations jobs when it's finished in 2027.
  • The Humboldt County School District board approved a new Orovada K-8 school on June 9, 2026. It's targeted to open for the 2027–28 school year.

The Workforce Hub is temporary housing

Lithium Americas' Workforce Hub in Winnemucca is built for up to 1,997 construction workers. The Nevada Appeal reported in March 2026 that about 850 people lived there, and Lithium Americas' Summer 2026 newsletter says it is now home to more than 1,600. As Lithium Americas' Tim Crowley told the Nevada Appeal:

"The workforce hub is so key because it is temporary housing; it's not for families."
