How to sell rural land in Humboldt County
Rural land sells on water, access and paperwork. The sellers who do best have these answers ready before listing.
- Confirm legal access. Buyers and lenders want recorded access: a county road, a deeded right-of-way or a recorded easement. A two-track neighbors have "always used" is not the same thing.
- Document your water rights. In Nevada, water rights are tracked by the Nevada Division of Water Resources (NDWR). Gather your permit or certificate numbers and check that the NDWR record shows you as the owner. Buyers ask about water early. Ownership records have to be updated after a sale, and your title company or a water-rights professional can help with that.
- Pull well and septic records. Find the well driller's log (depth, yield, date drilled), pump details and any recent water tests. For septic, find the permit and any inspection or pumping records. On vacant land, buyers will ask whether a well and septic system are realistic.
- Know your neighbors, including BLM. Much of Humboldt County is public land. Along the I-80 and Humboldt River corridor, old railroad grants left a "checkerboard" of private sections alternating with BLM sections. That can mean privacy and open space, but it can complicate access and fencing. Note any BLM grazing permit, too: it is managed through the BLM and does not pass with the deed.
- Get the boundaries straight. Many rural parcels have no modern survey, and corner markers go missing. A boundary survey or record of survey by a Nevada-licensed land surveyor answers the first question most buyers ask: where exactly are the lines?
- Find out about mineral rights. In mining country, mineral rights are often split from the surface. Your title report will show any reservations. Know whether minerals convey, and whether there are mining claims on nearby public land.
- Price from the right comparisons. Comparable rural sales are scarce. There may be only a handful a year for a given area and size. We widen the search carefully and adjust for water, access, power, improvements and distance to town. We never price acreage from in-town home values.
- Market to buyers who aren't local. Many land buyers live in Reno, California or out of state. Your listing goes on the MLS and the major real estate sites it feeds, with drone photos, parcel maps, boundary overlays and the water, well and access details buyers search for.
This is general information, not legal, tax, survey or water-rights advice. For those questions, talk to a Nevada attorney, CPA, licensed surveyor or water-rights professional.
