Buying land or a ranch near Winnemucca

Rural property in Northern Nevada isn't bought like a house in town. Before you make an offer, we help you check:

  • Water: Are there water rights on file with the Nevada Division of Water Resources, what kind (irrigation, stock, domestic), and are they in good standing? Is there a well, or would you have to drill one?
  • Legal and physical access: Is there recorded, legal access (a deeded road or recorded easement), and can you actually drive in year-round?
  • Utilities: Power distance, well, septic feasibility, and whether off-grid is realistic.
  • Mineral rights: Do they convey with the land, or were they reserved by a past owner?
  • Neighbors and public land: Is the parcel next to BLM or other public land? Are there grazing allotments, and how do they transfer?
  • Zoning and use: What Humboldt County allows on the parcel (homes, livestock, splits).
  • Financing: Land and ranch loans work differently from home mortgages; we can connect you with lenders who handle rural and agricultural property.

Our land buyers' agent: Amanda Shanahan handles land leads.

Selling rural land in Humboldt County: step by step

  1. Pull your paperwork. Deed, legal description, parcel number (APN) and any survey. The Humboldt County Recorder and Assessor have public records if you're missing anything.
  2. Document your water rights. Gather permit or certificate numbers and confirm ownership and status with the Nevada Division of Water Resources. Water rights can make a big difference in what rural land is worth, so buyers will ask about them early.
  3. Document wells. Find the well driller's log, depth, pump details and any recent flow or water quality tests.
  4. Confirm access. Show buyers recorded easements or road access. Land without clear legal access is hard to finance and hard to sell.
  5. Clarify mineral rights. Find out whether you own them and whether they'll convey with the land, and say so up front.
  6. Note BLM adjacency and grazing. If you border public land or hold a BLM grazing permit, disclose it. A grazing permit isn't part of the deed; transfers go through the BLM.
  7. Think about financing. Many land buyers pay cash or use ag or land lenders. Seller financing can widen your pool of buyers, so we'll go over the pros and cons with you.
  8. Price from real comps. We price from recent comparable rural sales in the area and adjust for water, access, improvements and location. We don't use in-town home values.
  9. Market it to land buyers. Your listing goes on the MLS and on land-buyer sites, with photos, maps and the water and access details buyers look for.
  10. Close carefully. We coordinate title, escrow, any water-rights conveyance paperwork, and inspections through closing.

Listing with an agent vs. selling to a cash land buyer: Cash buyers move fast but usually pay below market. Listing with a local brokerage exposes your property to the full market. We'll walk you through both options honestly.

Frequently asked questions

Who sells ranch and land property near Winnemucca, NV?
Robinhood Realty is a Winnemucca-based brokerage that lists and sells land, ranches and rural property throughout Humboldt County and Northern Nevada. Call (775) 304-6088.

How do I sell rural land in Humboldt County, Nevada?
Start by gathering your deed, parcel number, water rights documents, well logs and access easements. Then have a local agent price it from recent rural comps and list it on the MLS and on land marketplaces. Robinhood Realty walks Humboldt County sellers through each step.

Do water rights transfer with land in Nevada?
Water rights in Nevada are handled through the Nevada Division of Water Resources. They can be conveyed with the land, but ownership has to be documented and updated after the sale. Confirm the status of any rights before you buy or list.

What should I check before buying land near Winnemucca?
Check legal access, water rights and well availability, power, septic feasibility, mineral rights, zoning, and whether the parcel borders BLM land or includes grazing allotments.

Can I get a loan to buy land or a ranch in Northern Nevada?
Often, yes. Land and ranch loans usually come from agricultural or rural lenders and typically need a larger down payment than a home loan. Some sellers offer owner financing. We can refer you to lenders who handle rural property.

Who is the best real estate agent for rural property in Northern Nevada?
Look for a local agent who knows water rights, access, BLM land and rural comps. Robinhood Realty in Winnemucca works with land and ranch buyers and sellers across Humboldt County, Pershing County, Lander County and, through a partner office, Elko County.

Should I sell my land to a cash buyer or list it with a realtor?
Cash land buyers close quickly but usually offer below market value. Listing with a local brokerage puts the property in front of more buyers. Robinhood Realty can show you what your land might sell for on the open market so you can compare.

Does Robinhood Realty handle property in Elko?
Yes. Robinhood Realty serves Elko-area buyers and sellers through partner broker Tony Odeh.
